A New Home On Beach Road

BEACH ROAD, AUCKLAND

This new home project was designed for a site on Northshore’s Caster Bay. The site is adjacent to Kennedy Park and looks directly out on to the petanque court the top part of the house will have a view over the cliff out to Rangitioto and the Hauraki Gulf generally. The clients wanted, to start, a smallish 3 bedroom home on 2 levels that would suit them well into their retirement years.

This grew from the above to a two stage development with the initial 3 bedroom 2 storey house turning into something much more. Stage one being a 3 storey 3 bedroom house complete with a lift to service all floors. The house is sitting well into the bank using retaining walls with the top floor adjacent to the top of Kennedy Park. The south and west elevation is dominated by a large structural steel portal structure which allows for a 2 storey full height light and stairwell.

Stage 2 includes a double garage with a 2 bedroom living area above for clients relatives and friends who come to visit. This is separated form stage 1 by a courtyard living area which will be screened off from the neighbouring houses and opening , when required , to the petanque court.

During the consent process we assisted with a Resource Consent for the removal of a very large tree that Council had decided should stay as part of the original sub division, this took 5 months to resolve. We then had to resolve some stability issue’s centred around the entrance to the historical Kennedy Park World War 2 gun emplacements situated within 10 metres of their property with an underground tunnel heading towards our clients site.
